Property surveys are not an area that many people will have an in-depth knowledge of, which means that once this part of the process comes around, you may worry that you simply do not understand what needs to happen. There are a few misconceptions about property surveys and what they are so we’ll try to put it as simply as possible.
Firstly, having a valuation of the property IS NOT the same as having a survey. A valuation is organised by and is of a benefit to the lender, which will help with the purchase of the property, all to ensure that it is worth the money that you are paying for it.
A survey, in comparison is an inspection of the property, assessing its condition and it’s suitability to your requirements. They are not the same thing and just because you have a valuation does not mean that you should miss out on a survey.
Secondly, all surveys ARE NOT the same. Many people seem to think that all property surveys are the same, however, this really isn’t the case. There are homebuyer surveys, building surveys and also specific defect surveys. Each one is different and each one offers something different. The survey that you choose will depend on your property, as well as your needs.
However when purchasing a property, be it for commercial or residential purposes it is always wise to ensure that survey is carried out by a RICS qualified surveyor.
